Path cleared for skyscrapers to dot Gujarat skyline

In what could change the skyline of cities in Gujarat, the state government has decided to raise the Floor Space Index (FSI) to a maximum of four, with a special FSI for landmark buildings.

The landmark buildings will be in Ahmedabad, Vadodara, Surat and Rajkot.

At a programme organised by the Gujarat chapter of the Confederation of Real Estate Developers Association of India, Gujarat Chief Minister Vijay Rupani said that his government will give “special” approvals for the construction of iconic skyscrapers in the four largest cities of the state.

Rupani said that an FSI of 4 will be allowed in roads that are of 45metres or more in breadth. On roads that are 36 to 44metre wide, an FSI of 3.6 will be permissible.

FSI (Floor Space Index) is also called Floor Area Ratio and is the ratio of the total area of the building to the total size of the plot.

The chief minister said that construction of common amenities will not be considered when the FSI of a particular project is calculated.

Rupani observed that the government wanted iconic skyline buildings, the likes of Dubai and Hong Kong, to come up in the state.

The real estate industry believes that the measures announced by the chief minister will help bring down the cost of various schemes, both residential and commercial.
