The Brihanmumbai Municipal Corporation has begun pulling down alleged unauthorised constructions inside Rustomjee Crown, an upscale residential town in Mumbai’s Prabhadevi.
The demolitions began on Monday after the civic body issued notices to 128 flats in the town regarding alleged encroachment and alterations.
The owners of the 128 flats are accused of illegally occupying common spaces and constructing structures on each other.
The municipality has launched an eviction campaign against the illegal constructions.
The flats are said to belong to many prominent political leaders, senior civil servants and renounced industrialists.
The complaint regarding the matter was filed in November 2025. RTI activist Santosh Daundka alleged that the owner of 128 flats in Rustomjee Crown encroached on the common area around the lift and lobbies and included that area in their flats.
It was noted that some common areas were used as private property by making structural changes.
Following the complaint, the Assistant Engineers of the Building and Factories Department of the Municipal Corporation G-South Division issued notices to all the flats concerned under Section 354-A of the Mumbai Municipal Corporation Act and Section 53(1) of the MRTP Act in March 2026
The market value of the common area concerns is estimated to be around Rs 250 crore.
The property rates in the area are reportedly around Rs 1 lakh per square foot.
According to a senior official, the building has three basements, a ground floor and 63 floors. The flats in the building are all either three, four, or five BHK
Daunkar said that a thorough investigation was needed to understand how a big project allowed flat owners to encroach on common areas.
He also said that the environmental clearance granted for the project should be investigated to see if they were followed.
