Four days after a shooting scare in Juhu, actor Tiger Shroff has sold his Mumbai apartment for ₹9 crore. The sale was registered on October 22.

The luxury flat on the ninth floor of Rustomjee Paramount D Co-operative Housing Society has a carpet area of 1,291.14 square feet  and two covered parking spaces. It also boasts off an exclusive area of 95.8 square feet.

Going by the sale figures shared by real estate data analytics firm CRE Matrix, the sale was carried out at around ₹64,891 per square feet. Tiger had purchased the property from Keystone Realtors Pvt Ltd on July 17, 2018, for ₹7.61 crore, giving him a nominal profit of ₹1.39 crore.

Was Tiger Shroff's Mumbai  apartment sale actually profitable?

However, a closer look shows that the property deal significantly underperformed compared to the average real estate market estate market growth in Mumbai. Though the sale gave an absolute return of 18.7 per cent profit, over eight years from 2018 to 2026, the Compound Annual Growth Rate (CAGR) is just 2.12 per cent. The Mumbai Prime Residential Index shows that luxury properties in the mega city saw 6-8 per cent CAGR over just the last five years.

Another thing to consider is the consumer inflation in India, which is reportedly recorded at an average of 5-6 per cent CAGR over annually. Even a fixed deposit in a nationalised bank would have given 5.5 per cent to 7 per cent CAGR during the eight-year period. Other factors like stamp duty and registration fees also significantly increase the loss over the period.

The property sale came days after three people opened fired at Tiger's car in Juhu on October 18. The actor escaped unhurt, while his driver and another person were injured. The Lawrence Bishnoi gang has claimed responsibility for the attack and police have arrested 11 people in connection with the case.

This was not the only apartment that Tiger sold at Rustomjee Paramount, a complex that is spread over 1.65 acres. In September 2025, the actor had sold another flat on the 22nd floor in the same property for ₹15.6 crore. With three car parking spaces and a carpet area of 1989.72 square feet, it was also bought in 2018, for a price of ₹11.62 crore.
