Hinting at a spike in available rental properties, a study by a real estate firm in Dubai revealed that asking rents have fallen in a majority of residential communities over the last year.
According to new figures from Property Finder, apartment asking rents have plunged in nine out of 10 major residential communities, with Downtown Dubai recording the largest fall at 22 per cent. Not just apartments, villa asking rents also declined across eight of the 10 communities included in the studies,
The analysis found that median advertised annual rents declined across nine of the ten apartment districts between the third quarter of 2025 and the same period in 2026. With regard to villas, eight of ten communities saw the plunge.
Downtown Dubai recorded the largest fall in apartment asking rents at 22 per cent, while Dubai Marina followed with a 16.13 per cent decline. In asking rents in Meydan fell 13.33 per cent, it was 12.5 per cent Business Bay and 10 per cent, and Jumeirah Village Circle. Dubai Hills Estate was the only apartment community in the comparison to record no change.
As for villas, Arabian Ranches 3 recorded the largest decline, with asking rents falling 18.92 per cent. Mohammed Bin Rashid City followed with a 15 per cent reduction, while Dubai South recorded a 12.45 per cent decline. Palm Jumeirah villa asking rents fell 10.55 per cent. However, the asking rent in Al Furjan recorded an increase of 15 per cent.
Property Finder’s analysis indicates that the growing number of available homes is placing pressure on landlords to compete for tenants, according to Arabian Business.
Cherif Sleiman, Chief Revenue Officer, Property Finder, said: “For tenants, this is a good time to compare options and negotiate. For landlords, lowering the price alone may not be enough. With this much choice in the market, the quality of a listing, how visible it is and how quickly the landlord responds now matter more than ever.”
