As the UAE real estate sector continues to thrive despite geopolitical challenges, a study by a leading real estate network in the UAE has revealed the most expensive transactions in the emirates in 2026.

According to the new Property Finder data, a villa in Abu Dhabi worth AED 200 million, a Palm Jumeirah home worth Rs 170 million and a Dubai land deal worth AED 147 million top the list of the most expensive property transactions of 2026. The study covered transactions across the emirates of

“These records represent the ceiling of the market, not its midpoint — a measure of where the UAE’s most exceptional deals are being done, rather than of everyday prices,” according to the survey released by Property Finder. Dubai, Abu Dhabi, Sharjah and Ras Al Khaimah

Property Finder analysed the highest-value apartment, villa and land transactions across Dubai, Abu Dhabi, Sharjah and Ras Al Khaimah during 2026.

The data also revealed that prime islands, waterfront developments and master-planned communities dominate the rankings.

Villa in Abu Dhabi

The AED 200m villa in Al Shamkha, Abu Dhabi, was sold on January 20. Besides Al Shamkha, Saadiyat Island and Yas Island led the way in terms of major transactions in 2026, compared to other areas and islands.

The other pricey transaction in Abu Dhabi was AED 100m paid for another villa in Khalifa City in March. Saadiyat Island also saw a villa go for AED 95 million. A villa in Al Hudayriat Island went for AED 71 million, and Yas Island saw a sale for AED 55 million.

In apartment sales, Saadiyat Island topped the list of the five most luxurious residential property transactions, with an apartment selling for AED 45 million. This was followed by Al Shamkha, with a second unit selling for AED 25 million, Yas Island for AED 20 million, Jubail Island for AED 18 million, and Reem Island for AED 15 million.

As for land, Yas Island saw the highest number of major transactions in the emirate, with a sale for AED 50 million. This was followed by Reem Island, also for AED 50 million, Al Nareel Island for AED 45 million, Saadiyat Island for AED 18 million, and Al Shamkha for AED 10 million

Dubai sales

In Dubai, the top five residential unit transactions were recorded in the following areas: Palm Jumeirah (AED 98 million), Jumeirah (AED 82.5 million), Nad Al Sheba (AED 75 million), The Oasis (AED 70 million), and Downtown Dubai (AED 60 million).

In the villa category, Palm Jumeirah also led with a villa sale for AED 170 million, followed by Emirates Hills (AED 134 million), Palm Jebel Ali (AED 105 million), Jumeirah (AED 85 million), and Jumeirah Island (AED 70 million).

For land transactions, Jumeirah topped the list of the five areas with the highest transaction value per unit, with the highest price being AED 147 million. This was followed by Bu Kadra (AED 84.2 million), Al Barari (AED 75 million), The Oasis (AED 70 million), and Emirates Hills (AED 70 million).
