The Brihanmumbai Municipal Corporation (BMC) has partially demolished unauthorised portions of Bollywood actor Ajay Devgn’s luxury bungalow in Mumbai’s upscale Juhu area. The civic action followed alleged violations of building rules during renovation work to convert the residential property into a commercial salon and spa.
The 7,802-square-foot property, located in Kapol Co-operative Housing Society, is jointly owned by Devgn and his mother, Veena Devgn. Per reports, it was recently leased to Florian Hurel Salon Private Limited for five years. The tenant reportedly began making extensive internal changes, including structural modifications, installing partition walls and changing windows, without obtaining the necessary municipal permissions.
The BMC’s K/West Ward office issued a stop-work notice on September 10, 2026, under Section 354(A) of the Mumbai Municipal Corporation Act. However, officials alleged that the work continued despite the notice. After the owners and occupants failed to provide the required approvals, the civic body rejected their response through an official order on October 6. The BMC carried out the partial demolition on October 12, 2026.
Although the notices were issued to the property and its occupants rather than naming Devgn directly, property records confirm his joint ownership.
The bungalow’s five-year leave-and-license agreement is reportedly valued at approximately ₹10.61 crore. The monthly rent starts at ₹16 lakh in the first year and increases by 5% annually. It rises to ₹16.80 lakh in the second year, ₹17.64 lakh in the third, ₹18.52 lakh in the fourth and ₹19.45 lakh in the fifth.
Per the agreement, the tenant reportedly paid a refundable security deposit of ₹48 lakh. The transaction also involved a ₹2.71 lakh stamp duty and a ₹1,000 registration fee.
Devgn purchased the Juhu bungalow in December 2020 for ₹47.50 crore. In April 2021, he took an institutional loan of ₹18.75 crore, say reports.
